Tennessee License Renewal Checklist: Don't Miss These Deadlines!

As a real estate professional in Tennessee, keeping your license active and compliant is the backbone of your career. Missing a critical deadline doesn't just mean dealing with late fees—it can put a sudden halt to your ability to practice, list homes, and earn commissions.

1. Know Your Renewal Cycle 

In Tennessee, real estate licenses operate on a two-year renewal cycle. Your specific expiration date is based on the exact date your license was originally issued.  

Pro Tip: Don't guess your date! Log into your account on the official TN CORE portal or check CE Broker to verify your exact expiration deadline. 

2. Complete Your Continuing Education (CE) Requirements 

Before you can submit your renewal application, you must satisfy your education hours. For the vast majority of Tennessee affiliate brokers and brokers, the magic number is 16 hours every two years.  

The 16-Hour Breakdown: 

  • 6 Hours: Mandatory TREC Core Course (This specific course is designated by the Commission and focuses on recent law updates, advertising rules, and industry best practices).  
  • 10 Hours: Approved Elective Courses of your choice.  

⚠️ Crucial Exception for Principal Brokers (New for 2026!) 

If you are a Managing or Principal Broker who supervises at least one affiliate broker, you are no longer exempt from continuing education—even if you were previously grandfathered in under the pre-2005 rules. You must complete the 16 hours of CE, including the 6-hour TREC Core Course, to renew your license.  

First-Time Brokers 

If you are renewing your Broker license for the very first time, your requirements are different. You must complete 120 post-broker hours by the third anniversary of receiving your broker license.  

3. The "Hidden" Deadline: The 10-Day Reporting Rule 

One of the biggest mistakes licensees make is finishing their CE courses the night before their license expires. 

By TREC rule, real estate schools have up to 10 business days to upload your course completion rosters to CE Broker. While we submit rosters as quickly as possible here at Sunland Real Estate Education, waiting until the final week can result in your hours not showing up in the state system in time, causing your license to temporarily lapse.  

Checklist Action: Aim to complete all 16 hours of CE at least two to three weeks before the expiration date of your license.  

4. Check Your Compliance Status on CE Broker 

TREC utilizes CE Broker as its official continuing education tracking system.  

  • Go to CE Broker and log into your free Basic Account. 
  • Review your dashboard to ensure your 6 Core hours and 10 Elective hours are marked as "Compliant." 
  • If a class is missing, contact the education provider immediately. 

5. Submit Your Renewal and Pay the Fee via TN CORE 

Once your education is complete and verified, it is time to officially renew. 

  • Platform: Online via the TN CORE website 
  • Standard Renewal Fee: $75 
  • Timing: Can be completed once you are within 60 days of your expiration date 

During the online application, you will be asked to attest that you have completed your required CE. Once submitted and paid, download and print a copy of your updated license for your records. 

What Happens If You Miss the Deadline? 

If your expiration date passes and you haven't renewed, your license becomes expired, and you must immediately cease all real estate activities. 

  • Under 60 Days Late: You can still reinstate your license online through TN CORE, but you will owe a late penalty fee of $50 per month.  
  • Over 60 Days to 1 Year: Late fees increase ($100 per month after 120 days), and you will have to request formal reinstatement.  
  • Over 1 Year: You may be required to retest and completely reapply for licensure.
