If you have a Tennessee real estate license, keeping your license active is critical to protecting your business. Maybe it is your first time renewing your Tennessee real estate license, and you are not sure where to start. Or maybe you have been licensed for decades, and you are trying to save time and money. Either way, we’ve got you covered. Here is a step-by-step guide to renewing your Tennessee real estate license.

Step 1: Know Your Tennessee License Renewal Deadline

Tennessee real estate licenses renew every two years. Your renewal deadline depends on the date your license was originally issued.

It is essential that you:

  • Check your license expiration date early
  • Mark it on your calendar
  • Plan to complete CE well before the deadline

Pro Tip: Don’t wait until the last month to complete your continuing education requirements!

Step 2: Understand Tennessee Continuing Education (CE) Requirements

Continuing education is a mandatory part of renewing your Tennessee real estate license. Depending on the type of real estate license you hold, requirements may vary. Generally, the standard requirement is 16 hours every two years.

Affiliate Broker Renewal Requirements

Standard Renewal: 16 hours of CE every two-year cycle.

This includes:

  • TREC Core Course: 6 hours of mandatory training covering law and rule updates.
  • Electives: 10 hours of approved elective courses.
  • First Renewal Exception: New affiliate brokers must complete a 30-hour post-licensing course before their license is initially issued or within their first renewal period depending on specific timelines.

Broker CE Requirements

  • Post-Licensing (First 3 Years): Newly licensed brokers must complete 120 hours of post-licensing education within the first three years of licensure.
  • Standard Renewal (After 3 Years): Once the initial post-licensing is finished, brokers follow the same 16-hour requirement as affiliate brokers every two years.
  • Supervising Brokers: Principal brokers who oversee at least one affiliate must also complete a 6-hour Broker Responsibility course as part of their CE starting January 1, 2026.
  • Grandfathered Exceptions: Brokers licensed in Tennessee before January 1, 2005, are generally exempt from CE requirements unless they serve as a Principal Broker.

Always confirm CE requirements directly through the Tennessee Real Estate Commission (TREC) or your approved CE provider before enrolling.

Pro Tip: Only TREC-approved continuing education courses count toward your renewal.

Step 3: Complete Your CE Courses Early

Once you understand your requirements, it’s time to complete your CE! Many Tennessee real estate professionals choose Sunland’s online real estate courses because they:

  • Allow you to complete courses on your own schedule.
  • Can be access anywhere, via a laptop, smartphone, or tablet.
  • Often provided immediate reporting to the TREC.

Pro Tip: Completing CE early gives you time to fix any reporting errors before renewal.

Step 4: Verify Your CE Has Been Reported

After completing your CE courses, make sure you verify that your CE has been properly reported. Before renewing your license, log into TREC’s licensing portal and confirm all CE credits are listed correctly. Contact your CE provider immediately if something is missing.

Pro Tip: Missing or incorrectly reported CE hours can delay your renewal, even if you completed the courses on time.

Step 5: Renew Your License Through TREC

Once your CE requirements are met, you can officially renew your license.

The renewal process typically includes:

  • Logging into the TREC licensing system
  • Completing the renewal application
  • Paying the required renewal fee

After submitting your renewal, make sure to keep a copy of the confirmation for your records.

Pro Tip: Renew early to avoid last-minute stress or system outages close to deadlines.

Step 6: Confirm Your License is Active

After your renewal, take a moment to:

  • Verify your license shows as active.
  • Print or save updated license documentation.
  • Notify your broker if required.

Pro Tip: Only an active license allows you to legally practice real estate in Tennessee.

What if You Miss the Renewal Deadline?

If your license expires, you may face:

  • Late renewal fees
  • Temporary inactive status
  • Additional education or renistatement requirements

The bottom line is one-time renewal saves money, time, and stress.
